HOUSE RULES AND RESIDENCE REGULATIONS

Single Man`s Home

The purpose of these house rules is to ensure a safe, clean, quiet, and pleasant living environment for all residents. Accepting the key and moving into the premises constitutes full acceptance of these regulations.

1. General Provisions and Arrival

  • Identification: Upon moving in, every resident must present a valid ID document/residency permit to arrange the registration of their residence.

  • Use of Premises: The resident has the right to use the assigned bed/room as well as common areas (kitchen, bathroom, toilets, corridors) in accordance with their intended purpose.

  • Key Deposit: A security deposit for the keys must be paid before moving in. This deposit is refunded upon departure, provided the room is returned in its original, undamaged condition and all liabilities are settled.

2. Peace and Mutual Relations

  • Nighttime Quiet Hours: Nighttime quiet hours apply every day from 22:00 to 06:00. During this time, causing noise, listening to music or television loudly, or speaking loudly is strictly prohibited.

  • Daytime Quiet Hours: Daytime quiet hours apply every day from 06:00 to 22:00. During this time, causing noise, listening to music or television loudly, or speaking loudly is strictly prohibited. People in the residential home work in three shifts and need their rest.

  • Respect: Respectful and tolerant behavior among residents is mandatory. Any form of verbal or physical violence is strictly prohibited and constitutes grounds for immediate eviction.

3. Cleanliness and Maintenance

  • Common Areas: Residents are responsible for keeping the common areas (kitchen, bathrooms) clean themselves. After using the kitchen, dishes must be washed immediately, the cooking surface tidied up, and countertops wiped down. After using the bathroom, the shower tray, sink, and other surfaces must be wiped down immediately (shaving, hair clipping, washing).

  • Hair clipping and shaving: Shaving and hair clipping are strictly prohibited in the corridors. It is only permitted inside the rooms, where users must take care of the cleanliness themselves.
  • Rooms: Residents must maintain order and cleanliness in their rooms. Slippers are nessecery. Rooms must be ventilated regularly. Occasional room inspections by the manager are possible with prior notice (or exceptionally without it in case of suspected emergency intervention).

  • Waste: Waste must be consistently separated and regularly taken out to the designated bins outside the building.

4. Use of Common Appliances and Internet

  • Washing Bedding: The use of washing machines (and dryers) is permitted during designated hours so as not to violate nighttime quiet hours. After use, the filter must be cleaned and the machine left clean for the next user; this is handled by the receptionist.

  • Wireless Internet (Wi-Fi): The Wi-Fi network is intended for all residents. Downloading illegal content or intentionally overloading the network, which would prevent normal use by others, is strictly prohibited.

5. Safety and Prohibitions

  • Smoking: Smoking is strictly prohibited in all indoor areas of the home. Smoking is permitted exclusively outside in designated areas.

  • Alcohol and Banned Substances: Bringing in, consuming, or dealing drugs, as well as excessive alcohol consumption on the premises, is strictly prohibited.

  • Heating Elements: For fire safety reasons, the use of personal stoves, heaters, or other high-consumption electrical appliances in the rooms is prohibited without prior permission from the manager.

  • Leaving the Premises: When leaving the room or the home, residents are required to turn off the lights, close the windows, and lock the doors.

6. Parking and Surroundings

  • Parking: Parking vehicles is permitted only in the designated parking spaces in front of the building. Parking must not obstruct access for emergency vehicles or other residents.

  • Surroundings: Disposing of bulky waste, equipment, or personal belongings in the corridors, yard, or green areas is not allowed.

7. Visitors and Third Parties

  • Overnight Stay Prohibition: Access for external persons (visitors) is not permitted during nighttime hours. Overnight stays by third parties who are not registered residents of the home are strictly prohibited.

  • Liability: The resident is fully liable for the behavior of their visitor and any potential damage caused by them.

8. Liability for Damage and Payments

  • Damage: Residents must handle the equipment with due diligence. Intentionally caused damage or damage due to negligence to the building or equipment shall be covered by the resident themselves.

  • Malfunctions: The resident is obliged to immediately report any malfunction (e.g., water leaks, electrical problems, appliance failures) to the manager at info@samskidom-ajdovscina.eu or by phone at +386 69 841 681.

  • Rent Payment: Rent and utility costs are paid in accordance with the concluded agreement or by the date specified on the invoice. Delays in payment are grounds for termination of the stay.

9. Violations and Measures

Failure to comply with the house rules shall be penalized with the following measures:

  • Verbal or written warning.

  • Immediate termination of stay and eviction (in the event of major violations such as violence, theft, vandalism, non-payment, or endangering safety).
